Frequently asked questions
What Are The Benefits Of Commercial Geothermal Heating And Cooling?
Commercial geothermal heating and cooling cuts energy costs, lowers maintenance, and eliminates on-site fossil fuel combustion. A geothermal heat pump typically delivers 3 to 5 units of heating energy for every unit of electricity it uses, which reduces heating and cooling energy use by 75% and 50% respectively compared with conventional boilers, furnaces, and rooftop units. With no outdoor condensers, there is less noise, less vandalism risk, and more usable roof and site space. Geothermal systems also help commercial properties comply with emissions rules such as New York City Local Law 97 and qualify for up to 50% federal tax credits and state incentives.
How Does Geothermal Heating And Cooling Work?
Geothermal heating and cooling moves heat between a building and the ground, which stays at a steady 45°F to 55°F year-round in New York. Water circulates through a closed loop of pipe buried in vertical boreholes, horizontal trenches, horizontally drilled borings or a pond. In winter, the heat pump extracts heat from the fluid in the loop and delivers it to the building. In summer, the process reverses: the heat pump removes heat from the building and rejects it into the ground. Because the heat pump moves heat instead of generating it by burning fuel, it operates far more efficiently than a boiler or air-source system, especially during extreme cold and heat. Heat is distributed through ductwork (forced air) or through radiant floors, radiators, and fan coils (hydronic). Energy Catalyst products specialize in using both.
Is Geothermal Heating And Cooling Suitable For All Types Of Commercial Properties?
Geothermal works for most commercial properties, including schools, offices, multifamily housing, municipal buildings, healthcare facilities, retail, and warehouses. It is used in both new construction and retrofits, with forced-air or hydronic distribution. Vertical boreholes need a relatively small footprint and can be drilled under parking lots, lawns, and athletic fields, so even dense urban sites often qualify. Energy Catalyst would be glad to provide a free consultation on any projects that may be considering geothermal.
What Is The Typical Return On Investment For A Commercial Geothermal System?
Commercial geothermal systems commonly pay back in 4 to 10 years after incentives, then continue saving on energy and maintenance for decades. Returns depend on building size, current fuel type, energy prices, and available incentives. The federal Investment Tax Credit (Section 48) covers a significant share of installed cost, and tax-exempt organizations such as schools, municipalities, and nonprofits can receive it as a direct cash payment. State programs such as NYSERDA, Efficiency Vermont or Mass Save offer rebates to further reduce upfront cost in New York. Properties replacing oil, propane, or electric resistance heat typically see the fastest payback. Energy Catalyst also offers an Energy-as-a-Service model, where the owner pays for heating and cooling as a service with no upfront capital.
How Long Does It Take To Install A Commercial Geothermal System?
Installing a commercial geothermal system typically takes 2 to 6 months once design and permitting are complete, depending on building size and loop type. Drilling the ground loop usually takes 1 to 4 weeks for small and mid-size buildings and longer for large campuses. Indoor work, including heat pump installation, piping, and controls, often runs in parallel with drilling. Retrofits can be phased around occupied buildings, and schools often schedule drilling over summer break to avoid disrupting operations.
